There are pros and cons to all the situations. It is really best to not have a license if you are an investor, this is due to liability and disclosures. I also have to agree that you can find a great deal with out a realtor, but…….If a problem occurs and you need some real answers on how to solve the situation then you are in for a ride.

This is exactly what I have been telling my friends who were looking for a house. Why tie yourself with a realtor when you can find so much on line. And the best part is, you really don’t have to know much about it, except for what you are looking for. There are many resources available created for “the common man” that is by no means a real estate expert. Like you said, all it takes is a bit of creativity.

I would agree that on many occasions you can find a well priced property that is FSBO. There are times, however, where these properties can be priced completely out of line with the market. I have gone on countless appointments over the years where the FSBO has decided to use a Realtor and I have had to break the news to them that their price is not realistic. With the downturn in Real Estate values across the country as well as foreclosures and short sales now is a great time for a long term investment in Real Estate.

Great post Julio. I agree sometimes you can get a great deal without an agent, but the seller usually pays the Realtors commission. So in many cases a real estate professional can actually help negoiate a better deal and also help you with home inspections and disclosures so you do not get burned. I recently had a military couple call me to sell there home. Well they bought it directly from the builder and did not have an agent help them even though the builder would pay the broker at no extra charge to them. Well if I had been helping them and knowing that they had to move in a year, I would have told them to just rent because the market was adjusting. Well now they owe more than it is worth and can ot sell it. Very Sad

This is a great post. Investing in real estate can be a great idea in an up OR down market , depending on whether you can buy houses low enough.
I have bought houses at county tax auctions and done pretty well with that .
I think that your advice to get a real estate license is VERY SOLID ADVICE that I am going to follow!

you can find many cheap real estate agents online but you should never depend on them as they can only lead you to more dangerous sitaution since they are only their for making money
