This is the burning question for many in areas like Daytona Beach. That being said, there are some tremendous opportunities. The good thing about so many homes on the market, is that sellers who need to sell quickly are lowering prices to make it happen. There are also short sale and foreclosure opportunities.

Even in this market, we have seen buyers get a property and flip it the same day. As a little added protection, buy in the most desirable neighborhoods. These are the places where values rise fastest and fall slowest. Don't get involved with property in areas where no one really wants to live. They will be harder to sell when the market comes back.

Finally, negotiate. Everything is negotiable, so get the best deal that you can.

There is no point in taking a short term view. Flipping may be more difficult at the moment but longer term investors are going to see prices rise again.

For foreign investors looking in the US - there is a double whammy with the potential to make further gains when the $dollar strengthens against other currencies. So a foreign investor will see a price rise when the market recovers plus a currency exchange gain when they sell and move the out of the States.

Yes. Sound, but "long term". Again - "long term".

People have gotten spoiled over the last few years looking for quick profits. For many, they have found quick losses.

I do agree that Real Estate would still sound as an investment as long as you know how to handle and work with it. :-)
