House Prices Expected to Fall For at Least a Year

Posted under real estate

The average price of a home sold in Canada will fall this year for the first time in a decade and might not even recover by 2010, the Canadian Real Estate Association said Monday. The Ottawa-based group, which represents 100 boards across the country, updated its forecast in light of new economic conditions and now expects home prices to drop 0.6 per cent this year and 2.1 per cent next year. Three months ago the group was forecasting price increases for this year and next year.

“Canadian economic growth is being side-swiped by financial market turmoil, slowing world economic growth and weaker commodity prices,” says Gregory Klump, chief economist with CREA. “The question of whether Canada will avoid a technical recession is moot, growth will be slow enough that it will feel like a recession.”

The forecast comes on the same day Canada Mortgage and Housing Corp. said new home construction remains strong, but economists cast doubt on the strength of that market, too. Read the rest of this entry »

How to Plan For Flipping Real Estate

Posted under real estate

Many people are interested in making money on the real estate market, which can bring them a lot of profit. If you are a beginner in real estate, the first thing you should do is making a plan.

1. Select a property that presents a promising investment and design a project budget that includes: the amount you are willing to pay for the house, the cost you anticipate investing in repairs and renovations, and the anticipated selling price.

2. Plan the house flip knowing that only projects that significantly improve the value of the home should be included. Kitchens and bathrooms are the rooms that make money in real estate. Keep these rooms at the top of the money list for renovations and keep other rooms limited to necessary repairs and cosmetic touch-ups only.

3. Reserve some funds for the exterior of the property. It doesn’t matter how much renovation is done to the interior of the property if you can’t coax people inside the home. Curb appeal brings more interested parties to the table, which is what the goal of any real estate investor should be. Read the rest of this entry »

The Many Options of a Chase Home Mortgage

Posted under Finance

If you have decided that it is time to move into a new home, a Chase home mortgage can meet your needs with a variety of lending products. Whether you are searching for a traditional, fixed-rate mortgage loan, or prefer a more flexible adjustable rate mortgage, Chase home mortgage has a product to satisfy your loan specifications. This company will also offer lending options for alternative types of mortgage loans, such as interest only loans or financing for a vacation house. No matter what your income level or financial history, you will be able to find a home mortgage with Chase. However, before you call one of their customer service representatives to discuss your options, it is a good idea to educate yourself on the different products that are available.

Fixed or Adjustable Rate?

A fixed-rate loan is the traditional type of mortgage that most people think of first when they consider financing a new home. These fixed-rate Chase home mortgages generally come in terms of 15 or 30 years, depending on how fast you would like to pay off your home and how high you want your monthly payment to be. A fixed-rate loan gives you the peace of mind in knowing that your mortgage rate will remain the same throughout the life of the loan. On the other hand, and adjustable rate mortgage, or ARM, will offer a lower interest rate up front than a fixed-rate loan, but the interest rate on these types of products can go up or down depending on the market. Usually, these types of Chase home mortgages come with rate caps that dictate how much the interest rate can fluctuate in a given period. Read the rest of this entry »

How To Get Top Dollar For Your Home – Fast

Posted under real estate

1. Time is money when selling your home

After you’ve made the decision to sell your home, the longer it remains unsold on the market, the more it costs you. Many home sellers feel it’s very important to receive close to their full asking price. But they overlook the additional months of carrying costs, such as mortgage interest, property taxes and maintenance. I’ve seen homes remain unsold on the market for years! Obviously, those home sellers are not highly motivated to sell. If they’ve already moved to their new home, maintaining a vacant, overpriced house can be very expensive, usually costing $1,000 or more each month the home remains unsold.

2. Get your home into near-model home condition

Most home buyers today want to purchase a home which is in basically good condition and does not need major fix-up work. This is called a “red ribbon deal” home because it’s like a gift wrapped with red ribbon.

There are few buyers for fixer-upper houses–and they want bargain prices to compensate for the necessary work. The goal of home sellers who want to sell fast for top dollar must be to get the home into near-model home condition. However, spending major money is not required. Most homes just need basic, inexpensive work to get the residence into very good condition where all the buyer must do is turn the key in the door and move in. Read the rest of this entry »
